  • Facility and property management services

  • Other workspace-related services offered from time to time

The exact services available to a customer shall depend on the applicable quotation, booking, package, agreement, or service arrangement.

2. Acceptance of Terms

By using our website, facilities, or services, you agree to comply with these Terms and Conditions and all applicable laws and regulations of the United Arab Emirates.

If you are accessing or using our services on behalf of a company or other legal entity, you confirm that you have the authority to bind that entity to these Terms and Conditions.

If you do not agree with these Terms and Conditions, you should not use our website, facilities, or services.

3. Workspace Availability and Bookings

All office spaces, meeting rooms, desks, and other facilities are subject to availability.

Submitting an enquiry or requesting information does not constitute a confirmed booking or guarantee the availability of a particular workspace.

A booking shall only be considered confirmed once:

  • The required documentation has been received;
  • The applicable quotation or booking terms have been accepted;
  • Any required deposit or payment has been received; and
  • Written confirmation has been issued by The Sandbox.

The Sandbox reserves the right to modify availability prior to confirmation where operational, regulatory, maintenance, or other legitimate circumstances require it.

4. Office and Workspace Agreements

Where a customer occupies a private office, dedicated workspace, serviced office, meeting room, or other facility for a defined period, the customer's use may be governed by a separate agreement.

Such agreement may specify:

  • Occupancy period;
  • Fees and payment schedules;
  • Security deposit;
  • Permitted use;
  • Included services;
  • Additional services;
  • Access arrangements;
  • Maintenance responsibilities;
  • Termination provisions;
  • Renewal conditions; and
  • Other applicable commercial terms.

Customers are responsible for reviewing and understanding the applicable agreement before commencing use of the premises.

5. Permitted Use of Facilities

Customers shall use the premises, workspaces, meeting rooms, equipment, internet services, furniture, common areas, and other facilities only for lawful business and professional purposes permitted under the applicable agreement.

Customers shall not:

  • Conduct unlawful activities;
  • Use the premises for activities prohibited by UAE law;
  • Cause unreasonable disturbance to other occupants;
  • Damage property or equipment;
  • Store hazardous, flammable, illegal, or prohibited materials;
  • Obstruct common areas or emergency exits;
  • Misuse building access systems;
  • Allow unauthorized persons to access restricted areas;
  • Engage in activities that create unreasonable safety, security, or reputational risks; or
  • Use the premises in a manner inconsistent with the approved business activity or applicable agreement.

The Sandbox may restrict or suspend access where there are reasonable grounds to believe that the facilities are being misused.

6. Customer Responsibilities

Customers are responsible for:

  • Providing accurate and complete information;
  • Maintaining valid identification and business documentation where required;
  • Complying with applicable laws and regulations;
  • Using the workspace responsibly;
  • Protecting access cards, keys, passwords, and other security credentials;
  • Maintaining reasonable care of furniture, equipment, and facilities;
  • Ensuring that their employees, representatives, visitors, contractors, and guests comply with applicable rules; and
  • Promptly reporting damage, security incidents, or operational issues to The Sandbox.

Customers shall be responsible for the conduct of individuals they invite or permit to access the premises.

7. Visitors and Guests

Customers may invite visitors to the premises subject to applicable building and business center procedures.

The Sandbox may require visitors to:

  • Register at reception;
  • Present identification;
  • Be accompanied by the customer;
  • Comply with building security procedures; and
  • Observe applicable access restrictions.

The Sandbox reserves the right to refuse or restrict access to any visitor where reasonably necessary for safety, security, operational, or compliance reasons.

8. Access to the Premises

Access to the business center may be subject to operating hours, building security requirements, access-control systems, and the terms of the customer's agreement.

Where extended or 24-hour access is offered, such access may be subject to additional terms and security procedures.

Customers must not share access cards, keys, access codes, passwords, or other security credentials with unauthorized persons.

Lost or damaged access cards, keys, or other access devices may be subject to replacement or administrative charges.

9. Meeting Rooms and Shared Facilities

Meeting rooms, conference rooms, hot desks, shared areas, and other common facilities may require advance booking.

Use of such facilities is subject to:

  • Availability;
  • Applicable booking duration;
  • Capacity restrictions;
  • Building rules;
  • Cleanliness requirements; and
  • Any applicable additional charges.

Customers may be charged for additional usage, overtime, cleaning, damage, or other services where applicable.

The Sandbox may impose reasonable limits on use of shared facilities to ensure fair access for customers.

10. Fees and Payments

All fees shall be communicated through the applicable quotation, booking confirmation, invoice, agreement, or other written commercial communication.

Unless otherwise agreed in writing:

  • Payments must be made by the stated due date;
  • Services may be suspended where payments remain outstanding;
  • Additional services may incur additional charges;
  • Government, authority, building, utility, or third-party charges may be payable where applicable; and
  • Applicable taxes, including VAT where required by law, shall be charged in accordance with applicable UAE legislation.

The Sandbox reserves the right to revise future pricing, provided that any changes to an existing contractual commitment are handled in accordance with the applicable agreement.

11. Security Deposits

Certain workspace arrangements may require a refundable security deposit.

The security deposit may be used, where permitted under the applicable agreement, toward:

  • Unpaid amounts;
  • Property or equipment damage;
  • Lost keys or access devices;
  • Excessive cleaning requirements;
  • Unpaid additional services; or
  • Other amounts properly due from the customer.

Any remaining refundable balance shall be returned in accordance with the applicable agreement and subject to completion of the customer's obligations.

12. Cancellation and Termination

Cancellation and termination rights shall be governed by the applicable booking terms or signed agreement.

Where no specific cancellation terms have been agreed, The Sandbox may apply its published Refund Policy and reasonable administrative procedures.

The Sandbox may suspend or terminate access where:

  • Payments remain outstanding;
  • The customer materially breaches an agreement;
  • The premises are used for unlawful or prohibited activities;
  • False or misleading information has been provided;
  • Safety or security concerns arise;
  • The customer's conduct materially affects other occupants;
  • Compliance concerns arise; or
  • Continued access would expose The Sandbox or its property to material legal, regulatory, safety, or reputational risk.

Where appropriate and legally permissible, The Sandbox may provide notice and an opportunity to remedy a breach before termination.

13. Maintenance and Temporary Disruption

The Sandbox aims to maintain safe, functional, and professional business environments.

However, temporary interruptions may occur due to:

  • Maintenance;
  • Repairs;
  • Building works;
  • Utility interruptions;
  • Internet or telecommunications outages;
  • Security incidents;
  • Government or authority requirements;
  • Building management decisions; or
  • Circumstances beyond our reasonable control.

We will make reasonable efforts to minimize disruption and restore affected services as soon as reasonably practicable.

14. Internet and Technology Services

Internet and technology infrastructure may be provided as part of certain workspace arrangements.

While The Sandbox takes reasonable measures to maintain reliable connectivity, uninterrupted internet or telecommunications service cannot be guaranteed.

Customers are responsible for maintaining appropriate backups, cybersecurity measures, passwords, device security, and data protection practices for their own systems and information.

The Sandbox shall not be responsible for loss of customer data caused by circumstances outside its reasonable control.

15. Personal Property and Customer Equipment

Customers remain responsible for their own laptops, documents, files, equipment, valuables, and other personal or business property.

Customers should take appropriate security measures and should not leave valuable or sensitive items unattended.

The Sandbox shall not be responsible for loss, theft, or damage to customer property except to the extent liability cannot lawfully be excluded.

16. Damage to Property

Customers shall be responsible for damage caused by themselves, their employees, contractors, representatives, visitors, or guests to the extent permitted by law.

Where property, furniture, equipment, fixtures, access devices, or facilities are damaged through negligent, improper, or unauthorized use, The Sandbox may recover the reasonable cost of repair or replacement.

17. Health, Safety and Building Rules

Customers must comply with all applicable health, safety, fire, emergency, building, security, and access-control requirements.

Customers must immediately follow instructions issued by building management, security personnel, emergency personnel, or The Sandbox team where necessary to protect people or property.

Emergency exits, fire equipment, access routes, and safety systems must not be blocked, altered, or misused.

18. Confidentiality

The Sandbox will take reasonable measures to maintain the confidentiality of information provided by customers in connection with our services.

However, customers acknowledge that shared and communal business environments may involve interactions with other occupants and visitors.

Customers are responsible for implementing appropriate measures to protect their own confidential information, documents, passwords, devices, and business data.

Information may be disclosed where required by applicable law, court order, government authority, regulatory requirement, or other lawful process.

19. Intellectual Property

All website content, including text, graphics, logos, photographs, designs, layouts, documents, branding, and other materials belonging to The Sandbox or its licensors remains protected by applicable intellectual property laws.

Customers may not reproduce, modify, distribute, publish, commercially exploit, or otherwise use such content without prior written permission, except where permitted by law.

Customers remain solely responsible for their business operations, licences, registrations, permits, employees, taxes, regulatory compliance, and commercial decisions.

23. Limitation of Liability

To the fullest extent permitted by applicable law, The Sandbox shall not be liable for indirect, incidental, special, consequential, or business losses arising from the use of our website, facilities, or services, including loss of profits, revenue, business opportunities, data, or goodwill.

Nothing in these Terms and Conditions shall exclude or limit liability where such exclusion or limitation is prohibited by applicable law.

Where liability can legally be limited, the applicable limitation shall be determined by the relevant agreement and applicable law.

24. Force Majeure

The Sandbox shall not be responsible for failure or delay caused by circumstances beyond its reasonable control, including but not limited to:

  • Acts of government or regulatory authorities;
  • Natural disasters;
  • Fire or flooding;
  • Epidemics or pandemics;
  • Labour disputes;
  • Power failures;
  • Telecommunications or internet failures;
  • Building-wide incidents;
  • Security incidents;
  • Civil disturbances;
  • War or acts of terrorism; or
  • Other events beyond reasonable control.

25. Compliance and Right to Refuse Service

The Sandbox reserves the right to conduct reasonable due diligence and request information where required for legal, regulatory, security, building-management, or operational purposes.

We may refuse, suspend, or terminate access where continued service would create legal, regulatory, safety, security, or material reputational concerns.

26. Changes to These Terms

The Sandbox may update these Terms and Conditions from time to time.

Updated versions will be published on this website with the applicable revision date.

Changes will apply prospectively unless otherwise required by law or expressly agreed under an existing contract.

27. Governing Law and Jurisdiction
